Jack D. Gardner has been actively involved in the financing, development and management of affordable housing since 1985. He oversees all project acquisition, rehabilitation, development, refinancing, management, consulting and marketing activities undertaken by the firm.

Mr. Gardner's professional background includes the public, non-profit and private sectors. He has served as Senior Housing Development Analyst for the City of Santa Monica, Southern California Program Manager for the Low Income Housing Fund (having established its Southern California office in 1991), founding Executive Director of the Hollywood Community Housing Corporation, Executive Director of Resources for Community Development in Berkeley, and Acquisitions Director for Edison Capital Housing Investments. Following rapid growth and the development of several highly innovative projects, Hollywood Community Housing Corporation was named Non-Profit Developer of the Year by the Southern California Association of Non-Profit Housing in 1995. Joining Edison Capital Housing Investments in 1998, Mr. Gardner was responsible for marketing, underwriting and closing low-income housing tax credit investments throughout northern California, Oregon and Nevada and secured over $30 million in tax credit investments during his tenure.

Mr. Gardner instituted comprehensive asset management programs at both non-profit housing corporations he directed and the Local Initiatives Support Corporation (LISC) recognized him as a leader in this area in 1997. He is experienced in both the new construction and rehabilitation of residential properties and his historic renovation projects have received the Governor's Historic Preservation Award, the Hollywood Legacy Award, the Los Angeles Conservancy Award and the California Preservation Foundation's Affordable Housing Award. He is a member of the Local Advisory Committee of the Bay Area Local Initiatives Support Corporation (LISC) Program, the Editorial Advisory Board of Affordable Housing Finance magazine, and the Boards of the California Housing Consortium and the Downtown Berkeley YMCA (where he is Chairman of the Board's Residence Committee and was named Volunteer of the Year in 2000).

Mr. Gardner is a Political Economics graduate of UC Berkeley and holds a Masters degree in Public Policy from the John F. Kennedy School of Government at Harvard University.
